What would you be buying?

The house is for sale to dismantle and relocate on the land of your choice.

It is expected to be available towards the end of October.

All removal and transportation costs would be your responsibility.

It is fully furnished and will be sold all together.

The site needs to be clear so even if you do not want everything, unfortunately it all has to go.

There is no land included and no opportunity to purchase the land it currently sits on.

Why are we selling?

The house was purchased as a temporary home to live in whilst the main house is being extended and renovated. Of course as with everything in Portugal, the time and bureaucracy took a year or two longer than anticipated but due to the location in the Algarve it was much cheaper to purchase the house and live in it temporarily than rent property locally - although there isn't really anything available anyway.

It was a much better choice than a mobile home or static caravan which still carry the same legal restrictions regarding licensing.

As the new building work was approved by the local Câmara, they were very keen to point out from the first time they saw it that it was illegally placed and no way we would be able to obtain a 'licença de habitação' for the new house without removing it.

  •  We asked if we could relocate it on the land and offer it free of charge for seasonal workers - no
  •  We asked if we could offer it exclusively to permanent Portuguese workers free of charge - no
  • So we pretty much gave up and decided to sell it to someone who can make a home of it or we may put it into storage for the future.

    A brief description of the property

    It is a two bedroom house with combined living and kitchen area. There is a bathroom with shower cubicle and a large entrance hall that is currently being used as an office.

    The bedrooms both have fitted mirrored wardrobes. There is fixed air conditioning in one bedroom and the main living area and portable air conditioning for the second bedroom and the office. The main area has a total of 60m2 and the walls are single 44mm boards.

    There is a separate side extension currently in use as a utility room with a washing machine, tumble dryer, dishwasher and microwave that also has a small sink and a very useful second toilet.

    Outside is a deck used as a barbecue and dining area with a 2m2 above ground pool.

    Things to Consider

    The house is currently connected to all mains services as we already had these in place. Whilst it has plumbing and electrical connections internally, if you are taking this to locate off grid then you will need to think about these services.

    It will need a substantial base to sit on. We built pillars rather than a concrete base which was cheaper and will be easier to remove than digging up a 60m2 concrete pad

    The roof is not insulated so it can get hot in the summer and cool in the winter. The air conditioning / heating just about keeps up but if you are off grid these will be difficult to power. Insulating the roof should be extremely beneficial.

    The sub-floor will need some work or replacing to suit the potential new base.

    The house is all assembled board by board so it will need some consideration on how it will be dismantled, transported and re-assembled, some components are up to 4m long.

    There is a potential to cut the house into sections to rebuild complete walls, but these will be very heavy. Having said that, to build the shell of the house piece by piece was not much more than a week in total but there are still many things to consider - like the internal fitting out and applying new protection treatment.     What is not included?

    Contrary to what we said at the top of the page, the following items are not included even though they may appear on the photographs.

  •  Televisions and audio equipment
  •  Computer, network equipment and domotica
  •  Fridge freezer (possible negotiation)
  •  Beds
  •  Garden shed

  • A full inventory will be agreed prior to removal.

    So how much is it?

    We are open to offers and we are not just looking for the highest price. It is very important to us that you can prove that you have the resource to remove this quickly. As we mentioned, we cannot get a licença de habitação for the new house until this has gone so we can't afford to wait around for 3 months.

    Please Note - we are not desperate to sell so it is not a fire sale. We do have the option to dismantle it and put everything into storage for potential opportunities in the future, it would just be far easier to offload it now.
